<li>Cardboard and masking tape for securing the t-shirt.</li>
</ul>
<p>Put your cardboard inside the t-shirt making sure that the t-shirt is mildly stretched out. Using the masking tape stick the acetate stencil in to place. See image below.<br />

<p>Next mix up the ink color that you want to print. I would recommend that you buy only the small containers of ink because it goes a real long way. I normally buy the primary colors (blue, red, yellow) and black and white ink. I then mix up my own colors from there. Mix the ink on a plate (or something similar) and repeatly roll the foam roller over it until you have loaded up the roller. Remember lumps of textile ink are bad so spread it out.</p>

<p>The first roll over the fabric should be reasonably light. You will notice that the acetate sort of sticks down after the initial roll so you can start applying more pressure. Do a lot of passes over the stencil to build up a nice even coat the textile ink. If you are using the Ben Harper Stencil be sure to roll from right to left only. See image below.</p>

<p>If you have a hair dryer, I find that a 2-3 second blast of heat now helps. You want to remove the stencil before the ink dries completely. Take extra care!</p>

<p>Finally, when the print is dry to the touch, you need to heat seal it. Leave the cardboard in the t-shirt, place a place of baking paper over the print and iron. You&#8217;ll have to check the ink label for details of how long to iron for.</p>

But you hardly ever hear about real-estate investors who go bankrupt, and that&#8217;s because it doesn&#8217;t happen often.<br />
That&#8217;s right, those individuals who invested wisely in real estate many years ago are living a very comfortable lifestyle. Investing in real estate wisely can garner lots of money, so if you&#8217;re just getting started, or have considered investing in real estate, the information that follows is invaluable.</p>
<p><strong>take the risk</strong></p>
<p>No one hears about how much money one can make investing in real estate. That&#8217;s probably because it is a little well-kept secret. If everyone knew about it, everyone would be doing it, right?<br />
Wrong. Much like starting your own business, investing in real estate requires entrepreneurial skills and a vision. Which is why not everyone is jumping on the real estate bandwagon.</p>
<p>Not everyone is willing to take the additional risk that real-estate investing entails. And these are the same people or renters that will make you rich. The little secret is that there are hundreds of individuals who choose to procrastinate for every one individual who has a vision and chooses to take the risk with investing in real-estate.<a id="more-289"></a></p>
<p><strong>what lies ahead?</strong></p>
<p>When I initially started investing in real estate, I really didn&#8217;t have a clear vision. The only thing I was sure of was that I wanted financial freedom. Of course, achieving these goals did not come without a price, and only afterwards did I develop a plan and vision of where I was headed.<br />
Investing in real estate requires a lot of time; you need to deal with a vast array of tenants &#8212; good ones as well as bad. Just like a business, you also have to deal with operating and fixed expenses &#8212; such as heating and electrical bills, as well as renovation costs.</p>
<p>On the other hand, I don&#8217;t have to wear a suit and tie all day, and run around doing someone else&#8217;s bidding. You see, to me, that&#8217;s big. My dress code consists of shorts and a shirt 6 months out of the year, unless I&#8217;m on vacation of course &#8212; then it&#8217;s 10 months out of the year. </p>
<p>If I want to go out of town for a few days, I go. I don&#8217;t have to ask for vacation time. While I&#8217;m out of town, my rents keep ticking away 24 hours a day, 7 days a week, whether I&#8217;m on the job or not. And those loans keep amortizing. The magic is happening just the same.</p>
<p><strong>the benefits</strong></p>
<p>Aside from being your own boss, having the freedom to travel while earning profits, increasing your net worth, and having a place of your own to call home, there are greater benefits of investing in real-estate:</p>
<p>1. Cash Flow<br />
Cash is the difference between your income and your expenses on a piece of property. You can have a positive or negative cash flow. Obviously, you&#8217;ll feel a lot better if the cash flow is positive. </p>
<p>Some people prefer to reduce debt as quickly as possible and sacrifice a little, and keep a negative or zero cash flow. My advice on cash flow is this: Never use all of your positive cash flow with rapid debt reduction. You will be walking a thin line. By keeping a strong positive cash flow, you will have more options and space to maneuver.</p>
<p>2. Appreciation<br />
Appreciation is the increase in value of a property. There are 2 kinds of appreciation. The first is from economic conditions beyond your control, such as inflation. But you wouldn&#8217;t gain much from this type of appreciation since the gain is offset by the higher cost of living.</p>
<p>The second kind of appreciation is market appreciation. This kind of appreciation, you can control . When you improve a property (through renovation), you are, in effect, forcing its value higher. You can purchase a piece of property in need of repairs and bring it back up to neighborhood standards or slightly higher. This will give you a property that is much higher in value. </p>
<p>3. Leverage<br />
Leverage is the ability to borrow a percentage of the value of a piece of property. Real estate, in comparison to other investments, offers a very high degree of leverage. In some cases a couple buying a single-family home can obtain 95% financing. This allows individuals to purchase real estate with little, if any, of their own money. What other investments offer such a high degree of leverage?</p>
<p>4. Amortization<br />
With leverage, or the use of other people&#8217;s money, comes a repayment schedule. Your outstanding balance is being reduced with every payment you make. Part of each payment goes to interest (applied first), and part of your payment goes to principal. The principal reduction is called amortization &#8212; reducing debt. Hence, amortization can make you wealthy &#8212; slowly and steadily.</p>
<p>5. Tax Advantages<br />
Owning real estate with the goal of making profit allows you to deduct interest payments and other expenses come tax time. But, don&#8217;t be fooled into buying real estate for the tax advantages; buy real estate because it makes economic sense to do so.</p>
<p>Owning a real-estate business is a great way to achieve your financial freedom. What could be more worthwhile than taking up real estate as either a full-time business or even a hobby? The benefits are definitely there. </p>

Cover and refrigerate until well chilled, about 3 hours.<br />
To serve, in small bowl, with mixer at medium speed, beat heavy or whipping cream until soft peaks form. with wire whisk, gently fold whipped cream into custard mixture.</p>
<p>Pour eggnog into chilled 5-quart punch bowl; sprinkle with ground nutmeg.</p>

Turn the bill over again.  From this side, angle-in the two corners from the end you folded in the last step.  The two points should meet precisely at the centerline.  The angle is not terribly important, but should be about the same as shown in the photo.<BR CLEAR=ALL></P></p>

Origami Fold a little less than one third of the bill lengthwise from the opposite end as shown.  If you&#8217;re following in the same orientation as the photos, use the markings on the bill for a fold point.  (Notice that the edge of the bill just meets the word &quot;OF&quot; on the reverse printing.) If you fold too little of the money, the shirt will appear too long in the end.  If you fold too much, the next step will not work.  See Money Tricks below.<BR CLEAR=ALL></P></p>

Gently unfold the previous two folds, keeping the creases.  On the lateral origami fold furthest from the collar, refold it strait across as shown.  (On the flatbed scanner, this made a bit of a mess of it, but it is fairly easy in 3D.)<BR CLEAR=ALL></P></p>

(This step is hard to describe, but it is actually fairly easy.)  You are going to introduce two new folds on each &quot;sleeve&quot;.  I do this by holding each side of the previous fold between thumb and forefinger in the<br />
orientation shown, just on either side of the vertical fold as shown.  Just force the angle to close slightly, and force the extra paper inside the vertical origami olds.  Once you&#8217;ve got it looking right, force the insides to crease by pressing on a hard surface.  (Try looking at the next photo - like I said, it is hard to describe!)<BR CLEAR=ALL></P></p>

When you re-tuck the origami fold you&#8217;ve been working on back under the collar, you&#8217;re done!  It should look about like this.  With the basic shape, the collar and the sleeves, it should be recognizable.  Once you&#8217;ve done a few, you can try folding the whole thing into the reverse side, leaving the obverse side out. (Like I said, I think this looks better.  This is especially true with 1 dollar bills where the edge seal on the reverse under the collar looks a little bit like a necklace.) <p><strong>What is a hovercraft?</strong><br />
A hovercraft is a vehicle that rides on a cushion of air produced by downwardly directed fans, causing it to glide over surfaces.</p>
<p><strong>How a homemade hovercraft works</strong><br />
Air produced by a small blower inflates a plastic sheet. The sheet pushes against the floor to provide a ground-hugging &#8220;skirt.&#8221; This skirt lifts the entire hovercraft.</p>
<p>A small plastic disk (or coffee-can lid) keeps the inflated plastic anchored so it doesn&#8217;t tear loose from the center. The plastic disk also lifts up vent holes so air can escape into the center.<a id="more-189"></a></p>
<p><strong>What you need before you start</strong><br />
You&#8217;ll need the following items to build your hovercraft:</p>
<ul>
<li>One piece of plywood about 3 to 4 square feet, 3/8 to 1/2 inch thick</li>
<li>Plastic sheet one foot larger than the plywood</li>
<li>Leaf blower or shop vac</li>
<li>Plastic disk such as a coffee can lid</li>
<li>Bolt: 2 inches, 1/4-20</li>
<li>Nut: 1/4-20</li>
<li>Two fender washers</li>
<li>Staple gun</li>
<li>Duct tape</li>
</ul>
<p><strong>Caution:</strong> Kids, don&#8217;t attempt to build or operate a homemade hovercraft without adult supervision.</p>
<p><strong>Build your hovercraft</strong><br />
Now it&#8217;s time to start building your hovercraft. Follow the steps below and consult this simple diagram.<br />
<strong>Build it: Platform</strong></p>
<p>Cut plywood into a disk shape.<br />
Drill a 5/16-inch hole in the exact center so that the 2-inch bolt easily passes through it.<br />
Cut a hole to exactly fit the hose from the leaf blower or shop vac. Place the hole slightly off-center, about four inches away from the hole for the bolt.</p>
<p> </p>
<p><strong>Build it: Air cushion</strong></p>
<p>Lay plywood on top of the plastic sheet.<br />
Fold the edges of the plastic sheet over the plywood and secure it with a staple gun about every four inches.<br />
Cut off excess plastic sheeting.<br />
Tape down edges of plastic with duct tape.</p>
<p> </p>
<p><strong>Build it: Vents</strong></p>
<p>Poke a hole in the center of the small plastic disk.<br />
Place it on the plastic sheet.<br />
Cut six small 2-inch vent holes in the sheet about two inches from the plastic disk. Be sure to keep about two inches of plastic between the vent holes.<br />
Connect with the bolt, nut, and washers.</p>

<p><strong>Build it: Get ready to go</strong></p>
<p>Use duct tape to seal any holes and reinforce weak areas.<br />
Flip the hovercraft over so the plastic sheet is at the bottom.<br />
Stick the leaf blower or shop vac in the hole and turn it on.

<p>You&#8217;ll need four maxi pads for each pair of slippers.  Lay two of them out flat.  Wrap a single pad around the toe area of each flat pad to form the top of the slipper.  Tape or glue each side of the top pieces  to the bottom of the foot part.  Decorate the tops with whatever you desire: silk flowers (this is most aesthetically appealing), etc.</p>

<p>The first step to improving your car is to update the interior of the car, as this is where all serious performance gains come from.</p>

<li>NOS steering wheel cover -<br />
We all know that NOS means performance. The obvious step to making your car faster is to invest in a NOS steering wheel cover. This will ensure a firm grip during cornering, as well as increased handling while weaving in and out of traffic at an excess of 75mph.</li>

Shove in the clutch and throw the motor a quick rev (6,000+ rpms) and you can be detected from nearly one (1) mile away. That&#8217;s right - 5280 ft of pure import sound waves!</li>

<p>When selecting a muffler, ensure that the exiting tailpipe is at least twice the diameter of the rest of the exhaust piping. Please note that it is not necessary to upgrade any exhaust piping other than the muffler when performing this modification, contrary to the above picture, which shows some pre-muffler piping.<br />
Well, there you have it - all the modifications your car needs to be up to par with the street racers! If you&#8217;re not up to the challenge just yet, go downtown on Friday night, and wiggle through traffic. If you don&#8217;t love the way your car drives, you have probably improperly performed one of the above modifications. These mods may be challenging, but your car will thank you!</p>

<p>Once again the holidays are upon us, which means it&#8217;s time for festive partying with friends and family, sharing gifts and laughter &#8212; and getting depressed. That&#8217;s right. For many people, the holidays bring on feelings of sadness and anxiety that can be hard to shake.</p>
<p>According to the National Mental Health Association, reasons for feeling blue around the holidays are numerous. They range from fatigue &#8212; a result of all of the increased holiday activity &#8212; to financial limitations and family tensions. Experts say one of the fastest routes to holiday depression is unrealistic expectations.</p>
<p>&#8220;People often hold on to what they remember as an ideal holiday from years gone by, and are unable to reproduce it,&#8221; said Jill RachBeisel, M.D., director of community psychiatry at the University of Maryland Medical Center. &#8220;There are also expectations around the holidays that &#8216;everything must be perfect&#8217;, and perfection is, of course, rarely obtainable.&#8221;<a id="more-115"></a></p>
<p>To reduce heightened expectations, Hinda Dubin, M.D., clinical assistant professor of psychiatry at the University of Maryland School of Medicine, suggests that people be honest with themselves about what they can do during the holiday season.</p>
<p>&#8220;Set realistic goals,&#8221; said Dubin, who is also a psychiatrist at the University of Maryland Medical Center. &#8220;If your holiday plans require you to run around shopping and going to parties until you are exhausted, and staying up all night to wrap presents, your plans aren’t very realistic. You need to pace yourself and get enough rest so that you won’t be grouchy and testy.&#8221;</p>
<p>Other factors that can contribute to feelings of sadness around the holidays are memories of deceased loved ones and strained family dynamics.</p>
<p>&#8220;The holidays are associated with family and togetherness,&#8221; said RachBeisel, who is also an associate professor of psychiatry at the University of Maryland School of Medicine. &#8220;In today&#8217;s world of high divorce rates and fragmented family units, stress is commonly experienced as family members attempt to find some compromise in defining shared time.”</p>
<p>Creating family traditions is one way to bring family members closer together, said Dubin. These traditions don’t have to be formal or elaborate. For instance, she recommends visiting a nursing home to help serve holiday meals to some of the residents, or videotaping holiday celebrations and making an annual event of watching the previous year’s celebration.</p>
<p><strong>Holiday Blues vs. Serious Depression</strong></p>
<p>The holidays cause many people to feel anxious and depressed in a general sense, but for some, holiday tensions can lead to full-blown clinical depression.</p>
<p>According to the National Institute of Mental Health, about 19 million American adults suffer from depressive illnesses every year. Unfortunately, many people with clinical depression don’t seek help, even though depression is a treatable condition.</p>
<p>&#8220;Some people still look at mental illness as a character flaw,&#8221; Dubin said. &#8220;The truth is that it is no different from any other kind of illness. If your body couldn’t produce enough insulin, no one would tell you to ‘get over it’. You’d need to go to the doctor and get treated for your insulin deficiency. It is the same with mental illness.&#8221;<br />
<strong>Symptoms of Depression</strong></p>
<p>Below are a list of depressive symptoms compiled by the National Institute of Mental Health. NIMH experts suggest that you seek professional help if you experience five or more of these symptoms every day for two weeks. If you have recurring thoughts of death or suicide, you should get help immediately.</p>
<ul>
<li>Persistent sad, anxious, or &#8220;empty&#8221; mood</li>
<li>Feelings of hopelessness, pessimism</li>
<li>Feelings of guilt, worthlessness, helplessness</li>
<li>Loss of interest or pleasure in hobbies and activities that were once enjoyed, including sex</li>
<li>Decreased energy, fatigue, being &#8220;slowed down&#8221;</li>
<li>Difficulty concentrating, remembering, making decisions</li>
<li>Insomnia, early-morning awakening, or oversleeping</li>
<li>Appetite and/or weight loss or overeating and weight gain</li>
<li>Restlessness, irritability</li>
<li>Persistent physical symptoms that do not respond to treatment, such as headaches, digestive disorders, and chronic pain</li>
</ul>
<p><strong>How to Cope</strong></p>
<p>Don’t let all of the pressures of shopping, coordinating social functions, negotiating family issues and missing lost loved ones overwhelm you this holiday season. There are a number of things you can do to keep stress, anxiety and depression at bay.</p>
<p>One of the best antidotes for the holiday blues is doing something for someone else.</p>
<p>&#8220;Volunteer your time this holiday season to help others who have less than you do,&#8221; said Dubin. &#8220;Taking the focus off of yourself and putting it on others can really make you feel much better. Not only can you help other people, but doing so will add a lot more meaning to your holiday season.&#8221;</p>
<p>Dubin offers these additional tips to help you banish the holiday blues:</p>
<p><strong>Delegate</strong>. Don’t try to do it all by yourself. People often want to help and to be involved. By breaking down tasks and doling them out to friends and family, everything becomes more manageable.</p>
<p><strong>Spend Some Time Alone</strong>. Some people love the energy and exuberance of big holiday parties and activities. For others, all of it is very taxing. If you find yourself getting a little anxious, take a breather. Find a quiet spot to relax and recharge your batteries. Other people will be so caught up in what is going on that they probably won’t even miss you.</p>
<p><strong>Let Go of the Past</strong>. Don’t be disappointed if your holidays aren’t like they used to be. Life brings changes. Embrace the future, and don’t dwell on the fact that the &#8220;good old days&#8221; are gone.</p>
<p><strong>Don’t Drink Too Much</strong>. It is easy to overindulge around the holidays, but excessive drinking will only make you feel more depressed.</p>
<p><strong>Give Yourself a Break</strong>. Don&#8217;t think in absolute terms. You aren&#8217;t the best cook in the world, or the worst. You aren’t super mom, or the most horrible mother in the world.</p>
<p>If despite your best efforts to remain upbeat this holiday season, you find yourself feeling down for a sustained period of time, get help. Don’t try to &#8220;tough it out&#8221; alone. There are treatment options available to you that could make a significant difference in your outlook.</p>
